Before Buying Off-Plan in Dubai: Five Checks That Matter

An attractive payment plan tells you when money is due. It does not, on its own, tell you whether the project suits your budget, delivery timeline or exit strategy. A useful off-plan review brings official information, contractual obligations and your own cash-flow plan together.

1. Match the exact project

Obtain the registered project name and number, developer identity, phase and unit details. Similar marketing names can refer to different buildings or phases. Dubai Land Department’s Project Status Enquiry provides project details and completion percentages, with searches by project name, project number or land number. Record the date of your enquiry and compare it with the developer’s update.

2. Verify payment instructions independently

Before transferring funds, reconcile the beneficiary and payment instructions with verified project documentation. DLD’s project data includes an escrow account field. Ask the developer to resolve any mismatch through an independently verified contact. A payment request received in a message is not sufficient evidence by itself.

3. Read the contract against the brochure

Check the unit area, layout, parking, finishes, payment milestones and treatment of changes. Identify the contractual handover terms and provisions addressing delay, default, cancellation and resale. Ask a qualified UAE property lawyer to clarify ambiguous clauses before signing. A completion percentage is a progress indicator, not a guarantee of a particular handover date.

4. Model the cash you will need

Put every instalment on a calendar, including the balance expected at handover and your allowance for purchase costs and furnishing. Test whether you could meet the schedule if income fell or handover moved. If you expect a mortgage or a resale to fund the final payment, assess what happens if that option is unavailable.

5. Compare the future competition

Review nearby ready homes and competing projects, including their size, layout and likely customer. Ask why a future tenant or buyer would choose this particular unit. A low initial instalment should not replace a comparison of the total price and the finished product.

Keep a short decision file: dated official checks, the contract, the payment schedule and comparable alternatives. The objective is to identify unresolved questions before committing. Neither registration nor a recognised developer removes construction, funding or resale risk.
