Two apartments in the same district can have very different values. An area average is useful context, but it cannot tell you whether a particular asking price is reasonable. Start with a small group of genuinely comparable homes and document where the comparison is imperfect.
Begin with completed sales
Dubai Land Department’s Real Estate Data portal provides transaction records and filters such as date, transaction type, area and property type. Treat sales, mortgages and other registration events as different categories. An advertised price is a seller’s request, not evidence that a buyer paid it.
Choose a recent, clearly stated date range. If the building has few sales, widen the period or include nearby competing buildings and disclose that choice. A thin sample should reduce your confidence rather than encourage a precise valuation.
Keep the units and measurements consistent
Compare like-for-like property types and bedroom counts. Make sure area measurements refer to the same basis. The DLD data page labels transaction and property sizes in square metres; many advertisements use square feet. One square metre is approximately 10.764 square feet.
For illustration, AED 3,000,000 divided by 1,500 square feet is AED 2,000 per square foot. This is arithmetic, not a claim about the current price of any district. Using plot area for one property and internal or registered area for another would make the comparison misleading.
Explain the premium
Review floor level, view, usable layout, condition, parking, occupancy and building management. A renovated unit may justify a premium, but the renovation’s asking cost is not automatically its resale value. A sea view should be assessed from the actual apartment, including nearby construction and the view from principal rooms.
For each difference, write down the evidence before applying an adjustment. Avoid inventing a universal percentage for a higher floor or better view. Where the transaction record does not establish a feature, mark it as unknown.
Include the cost of holding the property
Check recurring charges and likely maintenance, and consider the range of alternative units a future buyer could choose. Two homes at the same purchase price may require different annual budgets and different selling periods.
The useful outcome is a supported price range, a list of unresolved questions and a maximum budget based on your circumstances. It is not a promise that the property will appreciate or sell quickly.
