Dubai Rental Yield: What Remains After the Costs?

A rental yield quoted in an advertisement is only a starting point. Before comparing two apartments, establish what the calculation includes, what the owner pays and how much capital the purchase actually requires. A higher advertised percentage can leave less cash in your account.

Use two clearly defined calculations

Gross rental yield is annual rent divided by purchase price. For a more useful operating comparison, subtract vacancy and annual owner expenses from rent, then divide the result by the total acquisition cost. Keep financing separate: mortgage payments change cash flow and the return on your equity.

A worked example, not a market forecast

Assume a purchase price of AED 2,000,000, annual rent of AED 140,000 and total acquisition costs of AED 2,120,000. The extra AED 120,000 is an illustrative allowance for purchase and setup expenses, not an official fee quote.

  • Gross yield on purchase price: 7.0%.
  • Assumed vacancy allowance: AED 7,000 per year.
  • Assumed service charges: AED 20,000 per year.
  • Assumed maintenance, management and insurance: AED 8,000 per year.
  • Illustrative annual operating income: AED 105,000.
  • Operating return on total acquisition cost: approximately 4.95%, before financing and any applicable taxes.

If rent is 10% lower while those allowances remain unchanged, operating income becomes AED 91,000 and the return falls to approximately 4.29%. This sensitivity calculation is useful even when you expect the apartment to perform well.

Replace assumptions with building-specific evidence

Dubai Land Department’s Service Charge Index allows users to check approved charges for jointly owned properties by project, use and year. Use the relevant year and compare it with the unit’s latest bill. Confirm which costs are covered so you do not count the same expense twice.

Ask for evidence of achievable rent, the tenancy’s current terms, maintenance history and any owner-paid utilities. For furnished or short-stay operation, model furnishing replacement, operator fees, utilities and occupancy separately. A long-term rental calculation cannot simply be reused.

Make the comparison repeatable

Use the same assumptions for every shortlisted unit, then test lower rent and a longer vacancy period. Keep a separate cash reserve for unexpected repairs. This framework helps compare properties; it does not predict a particular unit’s future income.
